Project Delivery Methods

Real Estate Services
TERRANOVA, through Rod Miller & Associates as real estate broker, provides full realty services to clients.   We can evaluate real estate to allow Owners an opportunity to understand market values and buy vs build vs lease scenarios to best match their needs.  Focus areas include sales, leasing, investments with representation of your interests either with a listing agreement or on a buyerer representation basis.    We can also provide services on a consulting basis as arranged.  If a Broker Price Opinion or a property evaluation and inspection is needed for your commercial property, we can provide that for you.   We are networked locally and internationally to maximize your opportunity.   Our seamless services integrate real estate, design, and construction for your benefit.

Design-Build Services
TERRANOVA can provide contracting services on a design-build basis thus providing a single source responsibility for the design and the construction.  In a design-build project a single contract is signed with the owner that makes the contractor responsible for providing the architectural and engineering designs along with the construction.  This process allows for open communication between the design and the construction and creates the opportunity for accelerated scheduling.  

Construction Management (Advisory)
TERRANOVA provides construction management services for owners that do not have these capabilities in house.  This type of service is sometimes referred to as agency construction management. TERRANOVA has a great deal of experience providing these services to public and private owners.  TERRANOVA works as an advisor, providing preconstruction services such as estimating, scheduling, constructability reviews and project bidding services; and management of one general contractor or multiple prime contractors.  This service is best suited for the public sector when competitive public bidding is required. 

General Contracting (GC) / Construction Management (CM) at Risk
TERRANOVA provides traditional General Contracting or CM At Risk services on a Lump Sum, Negotiated Fee or Guaranteed Maximum Price basis.  We perform and supervises the construction and/or development of a property pursuant to the terms of a primary contract with the client.  We manage the work and use many quality subcontractors to perform the work.

Design - Bid - Build
TERRANOVA provides construction services on projects as a direct contract with the owner when projects are designed by others.  TERRANOVA provides these services to public and private owners.

Owner Representation
TERRANOVA provides owner-reprentation services for owners that want project or program management oversight during the development process.   It offers owners the opportunity to watch out for their interests but without the in-house staff overhead.  TERRANOVA has a great deal of experience providing these services

Development Services
TERRANOVA provides wider-ranging development services for owners that are considering land or building purchases for their company or for investors considering acquisitions/dispositions of assets.   TERRANOVA manages to the owners goals including identifying highest and best use opportunities and government incentives and employee/customer logistic planning and managing the government submittal and agency approval process and negotiations and communciations with stakeholder groups.  These services include using many professional firms we are familiar with.
